Is a tiny home the right solution?

Thinking about adding a Tiny Home to your location in Beaverton, OR? Whether you are downsizing, wanting an additional stream of income, or moving a loved one onto your property, Tiny Homes are a great solution. Our Wolf Process is designed to make purchasing a Tiny Home completely turn-key and as easy on you as possible. Here are some examples of what a Tiny Home can offer:

  • Urban lots with an existing home can usually find room to add a tiny home as an accessory dwelling unit (ADU).
  • Tiny homes can be placed on properties as an accessory dwelling unit and be used as a rental property or Air BnB where your zoning allows, providing an addition stream of income.
  • Tiny homes can be placed to bring an aging parent who needs additional care onto your property while maintaining privacy for both you and your loved one. This would be known as a Hardship case.
  • By giving you less to care for, tiny homes can relieve the burden of the time and physical labor required to care for a large home.
  • A tiny home allows you to declutter and simplify your life.
  • Tiny homes can be energy efficient and have lower utility bills than a large home. Helping you save money on monthly expenses while being kind to our environment.

In addition to these possibilities, a tiny home can save you time and money. Most tiny homes are built in a shop with a factory like assembly. This creates a building process that costs less and is more efficient. The production time on a Wolf Tiny Home usually takes just 4-5 weeks.

Understanding the permit process in Beaverton

We have finished many projects in and around Beaverton. The city is looking for ways to meet the growing demand for more housing options. ADU’s are a fantastic way to accommodate the need. The City of Beaverton allows for one ADU for each detached single-family dwelling, regardless of zoning district. This is great news since there are 28 zones just in the City of Beaverton alone. The City of Beaverton defines an ADU as…having a separate exterior entrance and cannot have inter-communicating doors or openings to the primary dwelling but can be attached or detached to the primary dwelling.

The City of Beaverton has a comprehensive, easy to use online permitting process. No need to print paper documents and wait in long lines to submit your application. Completed permit packets are processed and routed for review by the next day.

The first step to applying for your permit in the City of Beaverton is to do your research. You will need to determine if your project is permittable in the City of Beaverton. You can find the city’s zoning and code information for your property on the official development code page of the Beaverton website. Next, you will need to have a digital version of your documents prepared and saved. These will include, but may not be limited to, appropriate City of Beaverton application forms, a plot plan showing your property and all existing and proposed structures, and your builder’s plan set with engineering. Once these documents are prepared you can submit them online following the Building Department Electronic Submittal Instructions.

Once your application, fees and documents have been received, the City of Beaverton will begin their review process of your permit application and documents. Once your permit has been approved and issued, it is important to print a copy of your approved documents along with your permit to keep at your construction site location. Your contractors and inspectors will need to have these available to them during your build.

Doing The Math

We provide a 60-minute free consultation to help you determine if your project is feasible and fits within your budget. In this consultation our experts will help you select which Wolf Tiny Home model is right for you. We currently have 6 models available to choose from. Each model has a base price with available options to upgrade. Once you have made your selections, we can give you the estimates cost of your project.

There are some additional costs to consider. These include permitting fees, utility connections for water, sewer and electricity, and the cost of any additional work that may need to be done to your site. Examples of possible additional work could include environmental reports required for permitting, grading and excavation or additional work like installing driveways and/or decks.  These additional costs range from 10,000 to 18,000.

For example, if you select a Model C with a base price of   $69,900

and a few upgrade options that total     $5,000

Add the cost of permits, foundation, delivery, and setup ≈ $40,000

Total   ≈ $114,900.00

If you choose to use our in-house permitting services, we collect a deposit of ≈ $2,000 to cover the starting labor costs associated with our permits department. If your permitting fees exceed the $2,000 deposit, you would be responsible to pay the remainder of the fees associated to permit your home. The additional permit cost would be for the actual permit required by your jurisdiction, which range in cost from city to city or county to county.

Beaverton property owners within the City of Beaverton jurisdiction can expect their accessory dwelling unit to require system impact fees, or System Development Charges (SDC) for all new ADU’s. These include sanitary sewer, transportation development, park SDC, school CET, and water. These fees can increase at various times of the year so quoting them now would not be accurate. As outlined above, let’s say the cost of your structure is $114,900.  Even though the cost is what it is, the permitting fees for an ADU built by Wolf Industries Inc. in the City of Beaverton typically runs between $800-$1,200, depending on the building size.

For the sake of this post, we’ll assume your permitting fees are $1,000 in the City of Beaverton. This was included in the line permit, foundation, and delivery line.

It is important to note that the costs associated with your property’s specific needs will vary.  We are happy to help you determine the estimated expense of utility connections and any other costs you may incur with your project.  Some of the past requests have been specific grading needs, driveway construction and decks or patios.

Set up and Delivery of modular units in Beaverton, OR

Prior to the production of your home, we have been working with your local jurisdiction through the permitting process. We need to have permit approval before we can begin to build. Once we have your permit in hand, our on-site crew is ready to grade your building site, install the foundation, and prepare utility hook-ups. Simultaneously while site work is happening, we are also starting production of your tiny home in our shop, which usually takes 4-5 weeks.

Upon completion of your tiny home, we schedule a walk-through with you where you give us your approval and pay the remainder of your production balance. The house is yours while still insured by us.

By this time, the foundation is ready and waiting for your home to be delivered. We set your home to the foundation and the utilities are connected. When the installation of the home is complete, your home will be cleaned, and a meeting is scheduled to hand off your keys.

All documentation is left with the home and your warranty begins. The delivery/setup/hand-off process usually takes 2-3 weeks. We offer a 1-year Wolf warranty.
