It’s hard to put a cost on happiness! Whether this is your first home and new home ownership is your happiness, or you are adding an ADU to your property for an aging parent and the reassurance of having them close by provides happiness; cost can mean different things to people. We believe we are an affordable answer to many needs, without costing you and arm and a leg!
People call all the time wanting to know a rough estimate of their project, without us knowing all the variables. We’ll try to walk you through an estimate in this article.
Phase 1 – Permitting ≈ $2k – $5k + the cost of Permit Fees from the Jurisdiction
Every jurisdiction has different permit fees, and every site is just a bit different. Not knowing what exactly needs to be done, we can start with our cost.
Hiring us to be your Permit Specialist is ≈ $2k – $5k. This gives you a designated Wolf in-house Permit Specialist assigned to your permit process from start to finish. No hourly rate, no overtime. We handle everything required to get your permits issued, no matter how many times we go back and forth with the jurisdiction. Standard permits needed are Building and Electrical. Well and septic would require a Health Dept Permit. New property setup would need Zoning & Land Use reviews and possibly new System Development Charge Fees. Phase 2 – Production
The house cost depends on which model you choose and what add-ons or upgrades you like. A good quote for the production cost is:
The house cost (from the model page on the website) + $5,900 for our appliance package + $896 for standard 3 x 3 deck + Tax (in WA).
For the model E, a good starting house cost would be $100,000, as an example (without tax).
Reviewing the Options Book online and creating a list of the options you like, is a good way to prepare for Quoting with a member of our sales team.
Phase 3 – Site Work – Delivery & Setup
Many people don’t know that we have a designated Field Team that handles all the on-site work too! You don’t need multiple contractors and bids. We are your one contractor and deal with all the extras for you.
Site work has basic starting costs for each house model. Continuing with the model E example up above, site work starts at $37,500 for basic inclusions – excavation, stem wall foundation, trenching, running utilities, delivery (within 20 miles), placement onto foundation, connecting, testing, final walkthrough inspection, key handoff. Every site is a little different, so a more detailed description of possible site work is on the Delivery and Setup page on our website.
Final Cost Breakdown
Permitting $2k – $5k (using $4,000 for this estimate)
Permit Fees – $5,000?
House Cost – $92,500 (model E)
Upgrades & Add-ons – $5,900 appliances, $896 standard deck, $5,000 other choices = $11,796
Site work, delivery & setup – $37,500
Tax @ 8% – $11,887 (in WA % is for your local delivery address) (Tax on the house and site work only, not on Permitting)
Total Model E starting cost estimate = $162,683
This is a rough estimate but a very good starting point. We usually tell people $160,000 – $165,000 for the model E. You can modify this starting price by changing the house cost for your project. Permitting and Delivery & Setup do not change too much between each model. Again, this is going with basic permitting and standard site work, without any major additional site work needed.
