Phase 1: Planning Your Project
Every great project begins with a dream. In the planning phase, we help you shape your ideas into a concrete plan. It starts with a phone consultation where we explore your project’s potential. Using tools like Google Maps, we assess your property and discuss optimal placement for your chosen model.
Next comes a factory tour where you’ll see our production line in action. From framing and drywall to final finishes, you’ll witness the craftsmanship that goes into every Wolf home. The tour also includes a visit to our showroom, showcasing our variety of finishes.
The final step in planning is creating a detailed project quote. We break down your total project cost into three phases: permitting, house production, and site work/delivery. Once you’re satisfied with the quote, we proceed to the contracting stage, which includes a professional services deposit to initiate the permitting process.
Phase 2: Permitting
The permitting phase is managed by our in-house specialists who handle all jurisdiction requirements, including building permits, stormwater plans, and erosion control measures. Our team ensures compliance with local regulations, streamlining the often complex permitting process.
This phase involves two payments: the initial professional services deposit and jurisdiction fees at permit issuance. Should we be unable to secure a permit, the difference from your deposit will be refunded. Once permits are issued, the project shifts to the next stage.
Phase 3: Pre-Production and Customization
With permits in hand, the focus turns to finalizing your home’s details during the pre-production meeting. This is where you choose countertops, paint colors, layouts, and other design elements. At this stage, a 25% house production deposit is required.
Phase 4: Home Production
The excitement builds as your home enters production. The entire process takes just two weeks and is divided into four stages:
- Framing, Rough, and Drywall: The structural elements take shape.
- Exterior Work: Installation of windows, siding, and roofing.
- Interior Work and Exterior Painting: Flooring, interior paint, and exterior finishing.
- Final Finishes: Cabinets, countertops, and light fixtures complete your home.
Upon completion of production, the remaining 75% of the house production cost is due.
Phase 5: Site Work and Delivery
Once production is complete, your home awaits delivery. Pre-delivery site work includes clearing the area, pouring the foundation, and preparing utilities. This phase requires a 50% deposit for delivery and setup.
The big moment arrives when your home is delivered and placed on its foundation. Utility connections, inspections, and final touches follow, leading to the final site work deposit.
Phase 6: Move-In Day
The project concludes with a walkthrough alongside your project manager to ensure every detail meets your expectations. Finally, the keys are handed over, marking the completion of your new modular home.
