Our modular construction process is both cost-effective and sustainable. By assembling homes in a factory setting, we can streamline production, reduce waste, and pass the savings on to you.
We have several stages in our production line, each with a designated Foreman and team that specializes in their craft. Our homes spend just 3 days in each stage, with completion in under 3 weeks. You’ll be updated weekly to keep you up to date on how your Wolf home is progressing.
To start production of your home, you’ll meet with a specialist to discuss the details of your unit. If you’ve opted for our turn-key services, this meeting will take place after your permits have been issued.
Finalizing these details takes 2 to 3 hours and gives you the opportunity to decide on all of your home’s options, including paint colors, trim design, countertops and more. This is when you’ll get the opportunity to customize your house and make it YOUR home.
At the beginning of your modular home’s construction, we focus on building a strong and durable foundation. Using high-quality 2×6 construction, we ensure that your home is built to last. To add extra strength and stability, we incorporate Laminated Veneer Lumber (LVL) to increase rigidity. For your plumbing we utilize PEX, a flexible and reliable material. For your electrical we install Romex wiring to ensure a safe and efficient electrical systems. Since all of this work is done indoors, your home is shielded from outside elements, allowing us to maintain the highest standards of quality. Every step in this stage is carefully aligned with the International Residential Code (IRC) and International Building Code (IBC) guidelines, ensuring your home meets and exceeds industry standards.
After the structural framing is complete, each Wolf home progresses into the systems and insulation phase, where performance, efficiency, and regulatory compliance come together.
Exterior Insulation: Exterior spray-in insulation is installed to meet or exceed energy code requirements. This forms a thermal barrier that dramatically improves energy efficiency, air sealing, and long-term comfort for the homeowner. It also enhances structural integrity and supports moisture control.
Rough-In HVAC: Heating, ventilation, and air conditioning components are roughed in next. Ducting is precisely installed and aligned with the building’s layout. The compact nature of Wolf homes demands a well-planned and highly efficient system, ensuring optimal climate control with minimal energy waste.
Rough-In Plumbing: Simultaneously, plumbing lines are laid out, water supply, drainage, and venting systems are installed and routed through floors and walls. Plumbing is tightly integrated into the unit’s structure to maintain a low-profile footprint and is built for long-term reliability and ease of maintenance.
Inspection: After all systems are roughed in and exterior insulation is complete, a thorough inspection is conducted. This includes internal QA checks as well as third-party inspections to verify the home meets local and state building codes. Nothing proceeds until all systems pass inspection, ensuring every unit is safe, functional, and fully compliant.
During this stage, we bring your home’s exterior to life. Depending on the siding style you opted for, we install high-quality fiber cement lap siding or board and batten siding and corner boards; which are durable and weather-resistant. Following the installation of solid-core doors and high-efficiency double pane windows, our certified installers carefully place drip caps over windows and doors to prevent water infiltration, and we meticulously caulk all trim joints to seal your home from the elements.
This attention to detail not only enhances the aesthetic appeal of your home but also ensures its long-term durability.
Once the structural shell of a Wolf home is completed, the unit enters a refined finishing phase that ensures both durability and livability. This includes:
Mud and Tape: All interior seams are carefully mudded and taped, creating a seamless wall surface and prepping for finishing work. This step is critical for visual consistency and structural longevity.
Sealer: After prepping the walls, a sealer coat is applied to enhance adhesion for paint and to protect wall surfaces from moisture and environmental wear over time.
Flooring: Next, flooring is installed with precision. Clients have access to a range of materials and finishes (as seen in the Options Book), tailored to meet both design preference and functional needs.
Paint: The home’s interior receives a high-quality paint job, applied with clean lines and consistent coverage. Wolf’s production team prioritizes efficiency without sacrificing craftsmanship, ensuring the home looks and feels polished.
This stage reflects Wolf’s attention to detail and sets the stage for final touches and setup.
In the final stage, we add the finishing touches that make your house a home. Cabinets and countertops are installed with precision, and tiles are carefully set in place. We also install your appliances, (if Wolf appliance package is selected) including a mini split AC unit, ensuring that your home is fully functional and ready for you to move in. The shower and tub areas receive extra attention, with mortar set underneath for added stability.
Finally, a comprehensive inspection is conducted to ensure everything meets our high standards. Your new home is now complete, ready to provide you with comfort, style, and lasting quality.
At the end of this meeting, we would ask for the 3rd payment in our process –the 25% Production Deposit. Our planning team then creates a production binder with all the floor plans and specs for your build. When your production date comes up, your house build will begin, and you’ll get an email letting you know that your home production has started in Stage 1.
When your house is finished, you will receive an email letting you know the build is complete. At this time, Payment 4 – the 75% Production Closeout payment will be needed.
