Worse yet, answers will change depending on the jurisdiction or home builder you are working with! As part of our commitment to always improving and simplifying life for our customers, we’ve put together a list of the most common questions we receive.
- Are these homes put on a slab?
- No. Typically they are placed on a perimeter stem-wall foundation, just the same as the vast majority of homes, however they are also available on a post and beam foundation, or trailer mounted for those homeowners that prefer a ‘tiny home on wheels.’
- How do I know if I can put a tiny home on my property?
- This is determined by local zoning codes, including your state, county, and city’s rules and regulations. If you’re represented by a homeowner’s association, it is also important to check what may or may not be allowed on your property.
- What sizes of home do you build?
- We currently offer 4 floorplans, ranging in size from 300 to 616 square feet. The smallest, a Model B, is 10′ by 30′ long and features 1 bedroom and 1 bathroom. The Model C is also a single bed and bath, but offers additional living space. It is 400 square feet and 10′ by 40′ in length. Lastly, the Model E is available in 2 616 square foot layouts, both featuring 2 bedrooms and 1 bathroom. Both the Model E and E2 are 14′ by 44′ long.
- Are there lofts in your tiny homes and accessory dwelling units?
- Absolutely! Lofts are an excellent way to add additional storage space to a small home. Though our lofts typically aren’t rated for sleeping, they are offered in a variety of depths and dimensions.
- What is the effect on my property values?
- As with any improvement, property value typically increases with the addition of an ADU. Depending on where you are located and available comparables, appraisers will determine exactly how much value has been added.
- Can I move these homes if the situation changes?
- Yes – as easy as our units are to place on a foundation in the first place; they can just as easily be removed and or relocated.
- What do I do for insurance?
- Our tiny homes and ADUs are easily added to your existing homeowner’s insurance policy. If your tiny home is designated as the primary structure on your property, you may add the structure to a new policy instead.
- What is the difference between a mobile and Wolf Industries modular units?
- Mobile homes and manufactured homes are built to a federal code governed by Housing & Urban Development – (HUD) – standards. Our units on the other hand, are built to exceed the International Residential Code specification, also known as IRC. It’s important to determine what is bet for your living situation, as there are major differences in the longevity, energy efficiency, quality and overall habitability between a HUD home and an IRC home. All stick-built homes are constructed to IRC standards.
- Do they hook up to utilities?
- Yes. Wolf Industries’ modular tiny homes and prefab ADUs are connected to existing utilities, including natural gas, water, power and sewer. For those seeking a thrill, we also offer ‘off-grid’ options on a per customer request.
- How long does the process take?
- A turn-key home typically takes 3 to 6 months from start to finish, including permitting, construction, set up and delivery, though the construction process itself only takes 4 to 5 weeks! We also have to factor in the existing backlog so check in with us to see where we’re at!
- Can I put more than one of these on a piece of property?
- Possibly – your local jurisdiction will determine if you may add multiple homes on a single parcel, as well as any zoning requirements or restrictions.
- How far can you take one of these homes?
- Delivery distance is limited by customer budget – our furthest delivery was over 1000 miles!
- What is the cost of long range delivery?
