Part 1: Proposal & Planning

Everything begins with your Property Evaluation. Once submitted, our team immediately starts researching your property to assess:

      • Local zoning and land use codes

      • Setback and access constraints

      • Utility connections

      • Environmental factors like slopes, wetlands, and easements

    If your site looks feasible for modular construction, a Project Consultant will walk you through your options. This isn’t a generic sales call. It’s a tailored conversation based on your property, your goals, and what’s actually possible in your jurisdiction.

    From there, we work with you to:

        • Identify the best-fit home model(s)

        • Evaluate any necessary customization

        • Coordinate timelines and budgets

        • Lock in your build with a Pricing Agreement

      This agreement secures your base pricing and allows our team to begin formal planning and engineering – ensuring your home fits your land and complies with all local regulations.

      Part 2: Permitting & Engineering

      Once you’ve signed your Pricing Agreement and submitted your site deposit, we move into the permit coordination and site-specific engineering phase.

      This includes:

          • Detailed site planning and civil engineering

          • Utility plans and stormwater management design

          • Drafting construction-ready permit sets

          • Submitting your permit application

          • Working directly with city or county officials on your behalf

        Wolf handles all of this coordination in-house. You won’t be left chasing agencies or deciphering code requirements. We do the legwork, so you don’t have to.

        It’s worth noting that permitting timelines vary depending on jurisdiction. Some areas, like Camas, Washington, offer streamlined permitting processes for ADUs, which means we can move faster. Other regions may involve multiple review rounds or additional environmental approvals. Wherever you’re located, we keep you informed and moving forward.

        Part 3: Home Production Begins – Before Permits Are Issued

        This is one of the biggest advantages of working with Wolf: we don’t wait for permits to start building your home.

        Once your engineering plans are underway, we begin home production in our factory. That means:

            • Your modules are being framed, insulated, and finished

            • We’re installing plumbing, electrical, HVAC, and interior finishes

            • We’re readying your home for as seamless an installation as possible. 

          By the time your permits are issued, your home is already under construction (usually completed) and we’re ready to break ground on your site immediately.

          This parallel process allows us to drastically reduce your total project timeline. While most builders are still waiting on paperwork, you’re moving toward delivery.
