Home starting prices

What does a Wolf Home cost?

Each home below has a starting price, and in Washington and Oregon our crew delivers and sets it for a flat rate per model. When you’re ready, we’ll look at your property together and work through anything else it needs.

A starting point for your home

Starting price is for the home unit only and excludes appliances, delivery, installation, permitting, and site work. Appliances are not included in the base price — you can purchase our appliance package or provide your own. Final project pricing is based on your specific property and selections. Taxes and optional upgrades are also separate.

Delivery and setup is a flat rate

Our own field crew does this work, the same company that builds the home. The flat rate covers excavation, a 6" concrete stem-wall foundation, about 100 feet of trenching to connect existing utilities, rough grading, minor tree work, delivery within 20 miles of our factory, placement, utility connections, and final inspection, testing, and clean-up.

The combined baseline adds the home starting price to standard delivery and setup. It is not the complete project price. Standard delivery includes the first 20 miles from our Battle Ground factory. Model B is available only inside Portland city limits.

Your property

We’ll help you work out the rest.

What’s allowed here?

We look at the jurisdiction, setbacks, and permit requirements. Your mailing address is the place to start.

Where would it go?

The ground, foundation, and delivery path all matter. Tell us where you’ve been picturing the home.

What needs connecting?

Power, water, sewer or septic, and the distance between them help define the work. We’ll explain the scope in your proposal.

A few things you might be wondering

What does the starting price cover?

The starting price is for the home itself. In Washington and Oregon, delivery and setup by our crew is a separate flat rate per model, $34,000-$54,900 ($34,000 applies only to Model B in Portland; other models start at $35,500), and it covers excavation, a 6" concrete stem-wall foundation, about 100 feet of trenching to connect existing utilities, rough grading, minor tree work, delivery within 20 miles of our factory, placement, utility connections, and final inspection, testing, and clean-up. Appliances, permits, utility fees, taxes, extra site work, and optional upgrades are quoted separately. Your written proposal confirms what is included.

How do I find out what my complete project will cost?

Start with your property address and what you hope to build. We’ll review the location, access, utilities, and site conditions, then explain the work needed and prepare a property-specific proposal. You do not need to have a model picked out.

Can I choose finishes before my property is reviewed?

Yes. Save the homes and details you like. We’ll help you confirm the plan and options once we understand what your property can support.

Tell us what you have in mind.

An address, an idea, or a home you like. We can help you work out where to go from there.

What would you want to understand before deciding?

The home’s starting price is one part of the picture. A useful proposal also explains the work on your property and what is priced separately. You can ask us about the scope before choosing a home.
