After move-in

The Wolf home warranty

Every Wolf home comes with a one-year workmanship warranty. We built the home and our own crew set it, so any warranty question goes to one company, not a dealer, a factory, and an installer. Your warranty documents live in your Owner Portal, where you can file and track a claim online. Here’s a plain-English summary of what the warranty covers.

Finished Wolf modular home on a Pacific Northwest lot — the homes covered by the one-year Wolf workmanship warranty

Coverage period

One year, starting once final inspection is complete and occupancy has been granted.

Who it covers

The original buyer. The warranty is not transferable, and it’s void if anything in the home has been altered.

Appliances

When you purchase our appliance package, those Wolf-supplied appliances are covered by Wolf for six months; after that, any remaining manufacturer warranty passes through to you. If you provide your own appliances, they are customer-supplied and stay on the manufacturer’s warranty.

What’s covered

  • Qualifying construction defects
  • Wolf-supplied appliance package — for six months (does not apply if you provide your own)
  • Nail pops and normal settlement-related wall and ceiling cracks — for one year
  • Qualifying caulking at exterior and wet-area locations — for one year

Plumbing nuisance items (dripping faucets, stopped drains, running toilets) are covered for 30 days from possession or closing. Wolf retains discretion over repair method, materials, or replacement, and may elect a cash allowance in some cases.

What’s not covered

  • Bodily injury, property damage, and consequential damages
  • Acts of God, normal weathering, and aging
  • Cosmetic surface damage not noted on the final punch list
  • Glass breakage or scratches, and screen damage
  • Floor squeaks and many normal concrete and masonry cracks
  • Drainage issues not reported in a timely way
  • Landscaping and irrigation maintenance
  • Telephone and cable hookups
  • Pest or animal damage, improper use, and lack of maintenance
  • Work performed by the buyer or third parties outside the contract
  • Customer-installed or customer-supplied items

File a warranty claim

Use the online claim form, or file from your Owner Portal, where your warranty is documented alongside everything else about your build. You can also email warranty@wolfind.com. Our warranty team follows up with a call to walk through the issue and schedule any visit.

This page is a plain-English summary and doesn’t replace your actual warranty documents. Coverage, timeframes, and exclusions are governed by the warranty provided with your home and your purchase contract — refer to those documents, or ask your Wolf team, for the controlling terms.

Common questions

Warranty, answered

What warranty comes with the home?

Your home includes a one-year workmanship warranty from completion. Appliances you purchase through Wolf’s appliance package are covered by Wolf for six months; after that, any remaining manufacturer warranty passes through to you. If you provide your own appliances, those stay on the manufacturer’s warranty and are treated as customer-supplied. Your warranty documents live in your Owner Portal, where you can file and track any claim online. See the warranty page or the Wolf home warranty for coverage, exclusions, and how to file a claim.

How do I file a warranty claim?

The easiest way is in your Owner Portal, where the warranty is documented alongside the rest of your build. You can also email [warranty@wolfind.com](mailto:warranty@wolfind.com) and the warranty team will follow up with a call to walk through the issue and schedule any needed visit.

What is not covered?

The warranty does not cover every condition after move-in. Exclusions include bodily injury, property damage, consequential damages, Acts of God, normal weathering and aging, cosmetic surface damage not noted on the final punch list, glass breakage or scratches, screen damage, floor squeaks, many normal concrete and masonry cracks, drainage issues not reported in a timely way, landscaping and irrigation, telephone and cable hookups, pest or animal damage, improper use, lack of maintenance, work by the buyer or third parties outside the contract, and customer-installed or customer-supplied items. Plumbing nuisance items — dripping faucets, stopped drains, running toilets — are limited to 30 days from possession or closing.

How do I take care of the home once I move in?

Most of the upkeep is routine: run the mini-split correctly, keep siding, caulk, and gutters maintained, and run your ventilation. The homeowner maintenance guide walks through those systems. Reach out to your Wolf team any time. We’re based in Battle Ground, so help is local.
