Granny flats

Granny Flat Builder

Granny flat, in-law unit, and backyard cottage all describe the same thing: a private home for a family member, with its own kitchen and bath. Wolf confirms your lot qualifies, then builds the dwelling in our factory, permits it as housing, and sets it on your lot.

Where Wolf works

In Washington and Oregon our own crews do the work. When your lot needs a survey or septic design, we line that up too. Full details →

Who it’s for

Who a granny flat works for

Families who want independence without distance

A granny flat gives a parent or grandparent privacy and a separate household close to family.

Adult children returning home

A permitted backyard home gives an adult child a place of their own instead of their old bedroom.

Owners who want guest space that is also housing

A legal dwelling can house family now and add value to the property later, which a converted shed cannot.

What Wolf builds

How a granny flat is permitted

Permits do not use the term granny flat. Depending on the zone, the unit is permitted as an accessory dwelling, guest house, or hardship unit. Wolf builds prefab, residential-code homes with a full kitchen, bath, living space, and bedroom, and one-story plans are the default. We have set hundreds of backyard homes, and we still measure the setbacks on every lot.

Prefab that is still a house

The home is factory-built, inspected, delivered, and set, so weather does not hold up the structure. Site work still happens on your property.

Turn-key filing

We check zoning and setbacks, draw the site plan, and file the application for you.

Accessible when you ask

Single-level living, wider paths, and bath options are available on request. A granny flat is not automatically ADA.

Process

From lot check to move-in

  1. 1

    Qualify the lot

Zone, coverage, utilities, and whether a detached dwelling is allowed at all.

  2. 2

Choose the plan for the household

One bedroom works for many granny flats. A second bedroom may be useful for a couple, caregiver, or regular guest.

  3. 3

    Permit the dwelling

The application will say ADU (accessory dwelling unit) or the local equivalent. We file that packet.

  4. 4

    Deliver and set

    Foundation, placement, hookups, inspections, keys.

Models

Granny-flat-scale models

Most granny flats we build are Model K or E. We go larger only when the zone allows it and the household needs it.

Questions

Frequently asked questions

Is a granny flat different from an ADU?

The building is usually the same. Granny flat is the everyday name, and ADU is what most Washington and Oregon jurisdictions put on the permit.

Can a granny flat be one story?

Yes. Wolf’s compact models are single-level. That is the usual request for this use.

Will it hurt my relationship with the neighbors?

Setbacks, parking, and where the mechanical equipment sits make the biggest difference. We place the home with those in mind.

Can I rent it if family does not move in?

Long-term rental is often allowed, but short-term lodging is a separate local approval. We check both during the evaluation.

See if your lot qualifies for a granny flat

Send the address and who would live there. We will check zoning, setbacks, delivery, and a one-story plan that can be permitted as a home.
