Clear pricing and a payment schedule for your lender

Start with the selected model, a property-specific proposal, and the payment schedule. Your lender can then review the full scope and confirm whether the loan can fund each stage.

The payment schedule

What you pay, and when

Stage Terms
Project review & proposal Free
Permitting Service fee upfront, permit fees at completion
Factory production 25% deposit · 75% at completion
Delivery & setup 50% deposit · 50% at completion

Your signed agreement controls the payment amounts, milestones, and included work. Before you pay a production deposit, get your lender to confirm in writing how it will fund the factory deposit and the completion payment due before delivery.

Ways to pay

Common financing paths for an ADU

Compare these options with a lender based on your property, budget, and payment timing. Our guide explains the questions to ask.

Cash or home equity

Compare using savings with the costs and repayment terms of a HELOC or home-equity loan. Equity loans require approval and are secured by your home; HELOC rates are usually variable.

Renovation & ADU loans

Programs such as FHA 203(k), Fannie Mae HomeStyle, and Freddie Mac CHOICERenovation can finance eligible improvements through a mortgage. Rules differ for existing, proposed, attached, and detached ADUs.

Construction-to-permanent

Construction funding followed by permanent mortgage financing. Closing structure and draw requirements vary. Have the lender approve the factory payment schedule before committing to production.

Cash-out refinance

Replace an existing mortgage with a larger loan to release eligible equity. Compare the new rate and term on the whole mortgage, closing costs, monthly payments, and total borrowing costs.

Personal loan

An unsecured loan may cover part of the project. Compare the offered amount, fees, repayment term, and monthly payment; approval, rates, and funding speed depend on the lender and borrower.

Land + home construction loan

Ask about financing eligible land and construction costs together. The lender must confirm the property use, modular home, included site work, and path to permanent financing.

Check current program details directly with Fannie Mae, Freddie Mac, and HUD.

Questions

Financing FAQ

Does Wolf offer financing directly?

We don’t lend, but our fixed model pricing and milestone-based payment schedule give lenders a clear scope to review. We’re glad to share the project documents your lender requests, and we list lending partners who have financed Wolf homes before.

How much should I budget all-in?

Budget for the home, appliances, permitting, agency fees, delivery, installation, and site-specific extras. Appliances are separate from the base price. Compare current models and review the home and project cost guide for starting prices and the work your property may need. A free property evaluation identifies the next steps toward a written proposal; some items may need further utility or specialist review.

Are appliances included in the model price?

Appliances are not included in the base price. You can purchase our appliance package or provide your own.

Can rental income help me qualify?

Sometimes. Program rules differ for an existing ADU and a proposed unit, and some distinguish between attached and detached construction. Ask the lender to confirm whether rental income from your specific project can be used. Our PNW financing guide links to the current program pages.

What would you want to understand before deciding?

The home’s starting price is one part of the picture. A useful proposal also explains the work on your property and what is priced separately. You can ask us about the scope before choosing a home.
