Modular homes for Nevada projects

Wolf reviews select Nevada projects, mostly in Northern Nevada. Nevada’s Housing Division has to license the factory and approve each model before a home can carry a Nevada insignia. We don’t hold those approvals today, so a Nevada project starts with getting them, which adds time and cost. A local contractor does the foundation, utilities, and finish work, and we quote each Nevada project on its own.

How a Nevada project gets approved

State approval

Nevada's Housing Division licenses the factory, approves the plans for each model, and inspects every unit at least once while it's being built. Each unit gets a Division insignia before it ships. When Nevada adopts new building codes, every model approval is cancelled and has to be approved again. We don't hold a Nevada plant license or model approvals today, so a Nevada project starts with getting both. That's the biggest reason Nevada takes longer and costs more to start than Washington or Oregon.

Local approvals

Zoning, setbacks, site development, and design review stay with your city or county. In Clark County, the county inspects the installation. In the rest of the state, including Washoe County, the local building department may inspect it, and if it hasn't acted within 10 days of a request, the Housing Division inspects and issues the certificate of occupancy.

Delivery distance

Reno is about 560 miles from our factory in Battle Ground, so Reno, Carson City, and the Carson Valley are within our delivery range. Las Vegas is about 990 miles, the far edge of how far we deliver. Freight is a bigger share of a Nevada quote than a Washington one, and we price it with the rest of the project.

Local site work

Our crews don't do site work in Nevada, so the foundation, utilities, and finish work go to a local contractor you hire. Pick one who has set modular homes before and can work to the foundation plan that ships with the house. We still handle the home, the state approval, and delivery, and final pricing follows a review of the property.

Where on the property have you pictured it?

The spot you enjoy most is a good place to begin the conversation. Then we check the local rules, the delivery path and utility connections. A mailing address alone doesn’t tell us which jurisdiction reviews the project.
