Modular homes for Idaho projects

Wolf delivers modular homes to Idaho from our factory in Southwest Washington. Idaho isn’t part of our turn-key service. Each home needs special plan approval from the state before we build it, which adds time and cost, and a local contractor handles the foundation, utilities, and finish work. We quote every Idaho project individually.

How an Idaho project gets approved

State plan review

The factory-built part of the home is reviewed by Idaho's Division of Occupational and Professional Licenses (DOPL) instead of your county. DOPL approves the plans, issues a permit for the building, and each section gets an Idaho insignia before it leaves our plant. If the design changes after approval, the plans go back for another review. This step is where the added time and cost of an Idaho project come from. Washington, Idaho, and Oregon share plan review under a reciprocal agreement, which can lower Idaho's review fee, but every section still needs its own Idaho insignia.

Local building permit

Your city or county permits and inspects the installation: the foundation, utility hookups, and the work finished on site. Under Idaho's modular rules, the local department can't open up a unit that carries the state insignia or add requirements it wouldn't put on a site-built house. Some Idaho counties don't run a building department at all, so we find out who reviews your address before we quote.

Local site work

Our crews don't do site work in Idaho, so the foundation, utilities, and finish work go to a local contractor you hire. Pick one who has set modular homes before and can work to the foundation plan that ships with the house. We still handle the home, the state approval, and delivery, and final pricing follows a review of the property.

Where we’ve delivered in Idaho

Our first Idaho tiny home went in just ahead of heavy snow. See that project. Boise is about 440 miles from the factory and Coeur d’Alene about 390. For local notes, see Boise and Coeur d’Alene.

Send the property address. We'll check who permits the installation there, what the state plan review will take, and the expected schedule and cost before recommending a floor plan.

Where on the property have you pictured it?

The spot you enjoy most is a good place to begin the conversation. Then we check the local rules, the delivery path and utility connections. A mailing address alone doesn’t tell us which jurisdiction reviews the project.
