Project budget breakdown

How a complete Wolf project is budgeted

Our larger plans (Models J, L, and I) can be a main home on raw land. They can also be a full-size backyard ADU where the local cap allows it, such as Snohomish County (1,200 sq ft) or rural Clark County. Every project budget breaks down into three clear parts.

Starting prices $85,500–$178,500

1. The Home (Factory Build)

Built indoors in Battle Ground, WA to the IRC (International Residential Code) with WA L&I / OR BCD state inspection. The Model B, sold only in the City of Portland, starts at $67,500.

  • 2×6 exterior framing, 2×10 floor joists, R-21/R-24 walls, R-30 floor & R-49/R-50 roof insulation
  • Quartz countertops, White Shaker cabinets with soft-close hardware, and waterproof LVP flooring
  • Ductless mini-split heat pump, ERV fresh-air system, 40-gallon water heater, and low-E windows
  • Fiber-cement lap siding (3 standard colors) and 30-year architectural shingle roof

Setup starting prices $35,500–$54,900

2. Site Work, Delivery & Permits

Managed by Wolf’s in-house field crew in WA & OR, or coordinated with your general contractor on delivery-only sites. Site work and permits beyond the standard setup are priced for your property. Setup for the Portland-only Model B starts at $34,000.

  • Standard delivery within 20 miles of our Battle Ground factory, included in the setup starting price (delivery over 20 miles is priced per project)
  • Excavation, permanent concrete foundation, crane/translift set, and marriage-line close-up
  • Permitting management, municipal building/impact fees, and engineering stamps
  • Water, sewer/septic, electrical trenching, and state sales tax where applicable

Priced per selection in the Options Book

3. Finishes, Appliances & Upgrades

Common questions

Questions about Wolf floor plans

How do I know which Wolf floor plan fits my lot?

Start with a free property evaluation. We check your setbacks, lot coverage, utility runs, slope, and crane access before recommending a floor plan, so you do not spend time on a layout your city or county will not permit.

Can I mirror or flip a floor plan to face my yard or driveway?

Yes. Every single-family Wolf floor plan can be built in its standard orientation or a mirrored layout at no extra design charge, so the entry door, living room windows, and plumbing wall line up with your site.

Can Models J, L, and I be permitted as backyard ADUs or only as primary homes?

Both. Every Wolf home is built to the same state-inspected modular building code (IRC). In jurisdictions that allow 1,000 to 1,200 sq ft ADUs, such as Washington cities under HB 1337 or rural counties, Models J, L, and I can be permitted as detached ADUs; on raw land they permit as primary residences.

What is included in the starting home price on this page?

The starting price covers the factory-built house: framing, insulation, windows, siding, roofing, cabinets, quartz countertops, flooring, plumbing fixtures, water heater, mini-split heat pump, and ERV fresh-air system. Delivery, crane set, foundation, permits, utility trenching, and kitchen or laundry appliances are priced separately for your property.
