Vacation rental ADUs
A Vacation-Rental ADU (accessory dwelling unit) Starts With Local Lodging Rules
A backyard cottage may work as a vacation rental when the city or county allows short-term lodging. The building permit and rental approval are separate, so we check both before treating rental income as part of the plan.
Where Wolf works
In Washington and Oregon, Wolf employees handle your project from property review and permits through construction, site work, delivery, and installation. Some projects require third-party services, such as surveys or septic design and installation, depending on the property and jurisdiction. Beyond Washington and Oregon, local contractors complete site work and utility connections.
Who it’s for
Who a vacation-rental ADU can work for
Owners with a real STR path
You are willing to confirm the local short-term-rental rules before relying on nightly rental income.
People who want a guest cottage that could list later
Build a legal dwelling first and treat lodging as a possibility. If short-term rental is not allowed, you still have a house a relative or long-term tenant can use.
Coastal or recreation-town lot owners
Wolf has set homes used as vacation and retreat cottages. Those towns often have the strictest lodging caps. Bring the address.
What Wolf builds
What Wolf builds for this use
A vacation-rental ADU still has to be a legal dwelling first. Oregon’s statewide ADU reforms explicitly let cities keep owner-occupancy or parking conditions when the unit is used as short-term lodging. Washington cities and counties write their own STR licenses, caps, and occupancy limits. These are local laws, and we check them for your address.
A home that survives year-round use
A residential-code envelope, mini-split heating and cooling, and a full kitchen and bath. Guest wear adds up, and upkeep is on the owner.
Models that turn over cleanly
Simple one- and two-bedroom plans are easier to clean and to permit than a three-bedroom primary home dropped in a backyard.
Long-term rental as another option
If short-term rental is denied, the same building may still work as a monthly rental, which is one reason we permit it as a dwelling.
Process
Check the lodging rules before the floor plan
- 1
Read the STR ordinance
Caps, owner-occupancy, parking, night limits, and whether an ADU is even an eligible structure type.
- 2
Then read the ADU ordinance
The two are reviewed separately, and approval under one does not mean approval under the other.
- 3
Site and model
Access for delivery, parking for guests, and a plan that is not oversized for a weekend stay.
- 4
Build the dwelling
We build, set, and get the home to occupancy. Licensing the listing is between you and the city.
Models
Plans that fit guest and vacation use
Smaller, durable homes are easier to clean between stays. Go bigger only if the household or the local market needs a second bedroom.
Notice the rooms and details you would use. These are layouts to explore; we need to review your property before recommending one.

Check the lot and the lodging rules before you count on nightly income
Send the address and whether you already know the short-term-rental rules. We will evaluate a permitted Wolf home for the lot and tell you whether short-term lodging is allowed.
