Wolf vs RG ProBuilders: factory modular vs on-site stick-built

Both companies build ADUs in Battle Ground and across Washington and Oregon. Wolf builds the dwelling in a factory, then delivers and installs it. RG ProBuilders describes its ADUs, including the MODPOD / Modern Series, as on-site construction.

Construction method

Factory modular versus on-site construction

Question Wolf Industries RG ProBuilders (their public site)
Construction method Factory modular. Framed, wired, plumbed, and finished indoors in Battle Ground. Stick-built entirely on site. RG states its ADUs (accessory dwelling units) are new-construction real estate, not prefab or mobile units.
Code and inspections IRC/IBC (International Residential Code / International Building Code) residential. Washington L&I or Oregon BCD Prefabricated Structures inspects the home in the factory. Local agencies inspect the foundation, placement, and utility connections.On-site residential construction. Local inspections follow the frame as it rises on the lot.
Product names they use Models B through I, 307–1,232 sq ft. Modular ADUs, cottages, tiny-house-sized Model B (City of Portland only). Traditional, Modern (MODPOD), and Urban series. RG says models run from about 357 sq ft to over 1,500 sq ft, plus custom homes, barns, and shops.
Battle Ground Factory at 607 SE Eaton Blvd. Local sets are a short haul. See the Battle Ground ADU builder page. Publishes a Battle Ground ADU builder page and markets MODPODs there as an on-site alternative to tiny homes, containers, and modular housing.
Permits and utilities In-house packet. If a permittable dwelling is not possible, the signed permitting agreement defines the eligible refund and exclusions. RG says it handles permits, jurisdiction requirements, and utilities as part of a done-for-you on-site build.

Choosing a method

When each construction approach can work

Choose Wolf when a factory-built model fits

Factory modular works well when a published Wolf plan fits the property and the site has a workable delivery route. Most of the home is completed indoors before it reaches the foundation.

Choose an on-site builder when you need a custom shape

On-site construction may suit properties that require a custom building shape or cannot accommodate modular delivery. RG ProBuilders describes MODPOD as part of its on-site offering.

Let the property decide. Before we recommend a Wolf plan, we review zoning, buildable area, utilities, and delivery access.

What’s the difference between an ADU, a tiny home, and a modular home?

An ADU (accessory dwelling unit) is a legal second dwelling on a lot that already has a house — people also call it a granny flat, backyard apartment, or backyard cottage. “Tiny home” usually describes size. Wolf’s smallest widely available plan is the 432-square-foot Model K; the 307-square-foot Model B is limited to the City of Portland. “Modular” describes the construction method: Wolf homes are built to IRC/IBC residential code, inspected by Washington L&I or Oregon BCD, and installed on a permanent foundation. They are not HUD (the federal standard for manufactured homes) manufactured homes.

Is RG ProBuilders a factory modular builder?

No. RG publishes that its ADUs are stick-built on site — new construction on a permanent foundation, not prefab or mobile units. Its Modern Series / MODPOD line is the on-site alternative it markets against tiny homes, containers, and modular housing. Wolf is the factory modular side of that comparison.

Do you both work in Battle Ground?

Yes. Wolf’s factory is at 607 SE Eaton Blvd in Battle Ground. RG also serves Battle Ground and says it has built ADUs there for more than 15 years. The main difference is construction method: Wolf builds in a factory, while RG builds on site.
